Initial Consultation

Discuss your desired layout and specific requirements for your waterfront home. Review estimated pricing for elevated waterfront coastal homes, typically averaging $400–$450 per square foot. Confirm funding options, such as cash, SBA loans, FEMA grants, or other financing methods.

Pre-Construction Deposit

After the initial consultation, submit a $15,000 deposit. This deposit covers:

Soil reports and property surveys.Engineering plans.- Securing a general contractor (GC).3D Design Session.

Following the deposit, we’ll create custom 3D plans tailored to your specifications. These plans will then be submitted to a licensed Professional Engineer (PE) to develop detailed designs required for permitting.

Engineering Plans

Take the 3D layout to the Professional Engineer (PE) as outlined in Step 3. Develop mechanical and structural details and refine the design to a 90% submittal level. Determine structural requirements needed for pricing.

Site Assessments

Conduct a property survey and soil testing to ensure site suitability. In coastal areas:

Footers are typically 12–15 feet deep, but this can vary depending on site-specific soil conditions and load requirements.

A soil report will provide exact recommendations for your property.
